The concept

Fixed priced building contracts are relatively common, however they have drawbacks for larger or complex projects. When pricing a fixed price contract, a builder will price in contingencies to ensure they are covered in the event of unforeseen circumstances, and there are no mechanisms for these contingencies to be returned to the owner if they are not used.
